Purchasing a villa for removal in New Zealand

If you’re considering buying a villa for removal in New Zealand, there are a couple of questions you may want to have answered before you decide to commit. At Uplifting Homes, we understand that sometimes, a little extra clarification is needed to decide whether or not relocation is right for you.

To provide you with the clarity you need, we have broken down everything you need to know about the relocation process. Keep on reading to learn all about the timeline, process, and benefits of house relocation.

The benefits

There are a few main benefits that come with purchasing a villa for removal. In New Zealand, it is undoubtedly one of the most affordable options when it comes to purchasing a home. The costs saved through relocating an old house instead of building a new one are significant, especially for first-time home buyers. Relocatable villas are also incredibly sustainable. Despite their excellent condition, many of the relocatable villas for sale in NZ have previously faced demolition by land owners wanting to clear a site. Saving them from demolition and relocating them instead promotes reuse and significantly reduces the amount of unnecessary waste entering landfills. The third biggest benefit to purchasing a relocatable villa is that the process is much quicker than waiting for a new build to be completed. While placing a new build on your site may take up to one year, the entire relocation process takes less than half that time.

How long does the relocation process take?

While relocation from one site to another is a quick overnight process, the complete timeline from purchase to completion actually takes around 10 to 12 weeks. Once you have found the right site and purchased your villa, the rest of the process involves:

  • Completing necessary documentation and inspections
  • Receiving your building consent from the council
  • Relocating your house and reconnecting the utilities
  • Possibly rejoining and renovating your villa

To help you better understand the expected amount of time it will take to complete these steps, we have broken each one down for you. Working with an experienced house relocation company from the start will significantly streamline the entire process and give you the best chance of settling into your villa within your desired timeframe.

Documentation and inspections

Gathering the required documentation and completing all mandatory inspections is one of the first and most important steps you’ll need to complete. Once you have secured a suitable villa and relocation site, you’ll need to attain the following before your home can be lowered onto its new foundations:

  • A site inspection
  • A geotechnical report
  • Septic and stormwater reports
  • Floor plans and foundation plans
  • A building report
  • A resource consent

This part of the process generally takes between 6 to 8 weeks if you have a reliable house relocation team to guide you through the process. The majority of these reports are essential when applying for building consent. This step is also necessary to make sure your villa can be relocated safely and without any unexpected setbacks.

Receiving building consent

Once you have gathered all the information you need for your building consent and sent off your application, receiving council approval takes around 20 business days. While you await approval, it may be possible to relocate your home to its new site, but it cannot be lowered onto its foundations until building consent is received.

Relocation, reconnection, and rejoining

If your council requires you to obtain a resource consent or other additional requirements, we will need to wait until you have acquired these before relocating your villa. If these requirements are not necessary or have already been obtained, then relocation can begin.

Relocating a house is actually the quickest part of the process, with direct relocations happening overnight. Depending on the size of your villa, it may have to be divided up and moved to your new site in sections.

Once we arrive at the final location, your villa can be rejoined and lowered onto its foundations the moment your building consent is approved. Once your home has been secured to its foundations, you can commence basic renovations and reconnect it to its new utility systems to make the villa habitable once more.

All in all, the time it takes from relocating your villa to being able to move in should take no more than a few days. After that, you can start settling into your new home and begin planning any other additional renovations you wish to complete to turn your house into a home.
